Technology for Home Buyers and Sellers

As I begin my 10th year in real estate, I am amazed at the changes I have seen in this industry. From “press hard, 3 carbon sheets to that contract” to digital signing documents on an iPad. What used to be waiting on the confirmation from the fax machine or driving to the co-agents office to hand deliver the contract is now a PDF attached to an email instantly delivered.

Technology has definitely changed the industry, mostly in a positive way. For the agent, this means less file cabinets and long term monthly storage payments that were once used to retain paper files. Now all files are stored on secured servers with easy access. We also spend less time delivering documents, to other agents, escrow companies and lenders means more time doing what we do best, servicing our clients.

Consumers have seen the change as well. The inception of the “electronic signature” as meant that instead of flying back and forth to sell a home in a different state, you can just log in, review contracts and sign from the comfort of your home. Most people are so busy in their day to day life, so we are able send them documents where they can review and sign from their smart phone or tablet from their son’s soccer tournament, they love this time saving system.

Today, buyers and sellers get almost as much access to property information as agents do. They can see photos, price history, nearby sold properties, they can even take a virtual drive around the neighborhood with our embedded Google Street View technology! Buyers have been able to purchase homes from a different state as we are able to video the entire floor plan by walking through the home, record a tour with our smart phones and post it to Youtube for them to view. Cell phones, Internet webinars, text messaging has made communication for the real estate agent and client more convenient than ever.

Mobile searching devices, QR codes, online property evaluations, and home search websites. In order to keep up with the growing tech industry our team spends countless hours in technology training classes and seminars. After several years of continuous depreciation in home values, the Phoenix Housing Market has been experiencing a tremendous rebound. Low inventory levels and historically low interest rates continue to drive property values in a positive direction. We are starting to see more and more “traditional or equity” sellers on the market. Many who, just 1-2 years ago would not have been able to sell, are now able to take advantage of the market. In fact a short sale we had listed, received multiple offers, we were able to negotiate highest and best and actually brought the home to a positive equity and NOT a short sale and the sellers even got some money in their pocket!
