Moving Tips To Make Your Life Easier

June 25th, 2013

Moving can be a very stressful.  Packing, well that’s even worse!  I just moved myself so I speak from very recent experience.  I found a few packing tips that really helped and want to share them with you in hopes that you’ll be a little less stressed.  A few of these I discovered after the fact!

If you’re not fortunate enough to have the wardrobe boxes, it’s quite easy and takes less time to just put a trash bag around the clothes as they hang.  I did this and it worked great; especially because I have 2 girls so we have a lot of clothes!  This saved a lot of time. moving clothes

I’ve found that even if you write on every side of the box; even with a dark marker its final destination, it doesn’t end up there and it’s really not that easy for your helpers to figure it out.  My oldest daughter is obsessed with making ANYTHING and EVERYTHING out of duck tape right now (purse, flower pen, wallet anyone??) so it’s helpful to choose one color/print of duck tape for each room then mark the door to that room with the corresponding tape.

Designate an “open me first” box.  Our last packers had a great idea – 1box on kitchen counter with big words saying “open me first box #1” (and listed that way on the inventory). In it went the remotes, telephones (does anyone still have these?), screws and connectors from furniture, all of the stuff that was orphaned or likely to be lost or forgotten.  More importantly it should contain things you will need right away like a coffee pot and COFFEE!  Last box sealed and on the truck, first out and opened at destination.

OPEN ME FIRST

I also learned that you should not stack dishes as you pack, but rather on edge.  They’re less likely to break.  I also saved some money this time by using less packing paper and bubble wrap and just using towels.  When packing plates, I simply stacked paper plates between the glass plates instead of all that packing paper which gets expensive.  I’m going to use those paper plates anyway.

Our final tip: Use a Space Bag for clean sheets for each bed, towels and a new shower curtain marked so you can locate it fast on the other end when your surrounded by boxes. You can shower, and sleep in your own bed right away. Labels color coded for each boy so you know which boxes go in which room. Have them place one on every box in each boys room so you don’t have to move boxes from room to room once they’ve unloaded them.

I sincerely hope these tips are helpful.  Let us know what you think…

Welcome Brianne Morgan to the Jennifer Sanchez Team

June 6th, 2013

Brianne_smallThe Jennifer Sanchez Team is proud to introduce Brianne Morgan as our newest buyer’s specialist.  Brianne is originally from Ohio, but has lived in Arizona for the past 8 years and loves living here (what’s not to love, right?).  Brianne is married and has two step sons ages 10 and 11 who are involved in boy scouts and baseball.  Brianne is an avid baseball fan and enjoys watching the Diamondbacks play.  She loves to exercise, hike, take photographs, travel to new places and geocache.  For those of you who may not know what geocache is (like myself-I had to look it up)  it’s a new outdoor activity which involves the search for hidden caches by inputting a set of given coordinates into your GPS unit and then following those directions to find the cache. Thanks for introducing this, Brianne.  Brianne was formerly a special education teacher so her desire to help people transcends into her new career.  Brianne is looking forward to helping families realize their goal and looks forward to getting all your offers accepted! Please join us in welcoming her to The Jennifer Sanchez Team and to Keller Williams Realty.  If you’re looking to purchase a new home, please contact Brianne and put her expertise to work for you!

Understanding Mortgage Interest Rates

June 4th, 2013
Why can some people offer rates lower than others? or I heard rates are below 3% now. We’ve been hearing this a lot lately so we thought we would address it in case there are others out there who have the same questions. We went to the experts and this is what we found:

Be careful when shopping online/published mortgage rates, they are not always real rates. They are trying to get the phone to ring!

Online/published mortgage shopping gives you the opportunity to search interest rates on your own time, while comparing quotes from many companies without the pressure of commitment and stress.

Keep in mind, it is well known that most of these online mortgage rates are not real rates a bank can stand behind.

The main reason; online/published calculations are designed to take into account general information, without any considerations to specific individual situations. When you deal with a live person, there is a large amount of one’s personal detailed financial situation that is taken into consideration before giving you a real rate. Personal credit history, credit score, debt to income earnings ratios, property type, loan amount, and other factors such as loan to value ratios are all taken into account. No online software can review all these different factors to come up with an accurate quote.

Online/published mortgage rates are usually not accurate as interest rates change daily and sometimes change multiple times through out the day. So depending on how quick they update their system or when they published the rate, the final loan rate is going to depend heavily on the latest interest rates. If it takes a week or even days for something to go to press it is already going to be outdated as rates would have changed.

Most of the websites just use average rates across the country. This average may be very different from the actual rate for the area you live in.

Rates are important, but service level is just as important. You want to make sure you are using a reputable company. We only work with companies that have proven themselves to us over many years. If you need a referral, just ask! We’d be happy to share.
