Phoenix West Valley Market Report by City February 2016

Market Shift? We might beginning to see signs, as inventory levels continue to increase in all West Valley cities, except Peoria which held tight with January reports. Months of Inventory increased in Maricopa County from 3.25 to 3.55 months of inventory which is bringing us closer to a flat or “Normal Market.” Naturally with an increase in supply of homes for sale, we will see a decrease or stabilization in home prices. Which is exactly what we saw with the average price of homes sold in five West Valley cities last month, Avondale, Buckeye, Glendale, Goodyear and Surprise all saw prices drop in February. Goodyear had the biggest dip from $270,365 in Jan to $241,837 for Feb. For the third month in a row, Avondale continued to see price drops, yet they maintain the lowest inventory levels in the West Valley putting them in a Sellers Market. Good News, interest rates remain historically low and weather is perfect for shopping for that Dream Home!

How’s the Market? January 2016 continued to show low inventory, keeping us in a Sellers market in all cities in the West Valley.  Glendale had drop in inventory levels, which in turn gave them price increases. Litchfield Park & Peoria had the biggest price drops and with inventory increasing, we could see them drift into a Buyer’s market in the up coming months. Surprise held steady with prices and inventory. Thinking about selling, its a great time to list NOW before Spring when inventory levels historically increase where you could have more competing properties.

West Valley Market Report by City December 2015

Happy New Year 2016!  Good News, the market is still moving along in a positive direction. Here is December’s West Valley Market Report as well as the final 2015 real estate numbers. December once again proved to be a great time to sell your home! The holiday season brought and increase in sales for Maricopa county up 4.7% over last year and finishing off the year with a 10% increase in properties sold.

Average sales prices continued upwards with most cities in the West Valley seeing increases, Surprise, Glendale and Avondale saw double digits increases for the year. Litchfield Park had a decrease in average sales price of -17.35% however held stability with a .98% increase year-to-date. 
If your New Year resolution was to purchase a home, Litchfield Park, Buckeye Goodyear are trending with the highest inventory levels in the West Valley. What does that mean for a Buyer, inventory levels are teetering on a “flat” market, could mean more purchasing power for you with motivated sellers.

Chia Buddin DessertTis the Season of the “Land of the Sweets” It seems that no matter where you go the tempting Deserts are out. Are you trying to maintain, behave, refrain this holiday season, why  not Desert with a Purpose? Not that anyone needs a reason to enjoy those tempting treats, but it is much more enjoyable knowing you are enjoying a tasty treat with lots of health benefits. By they way your hubby and kids dont need to know this is healthy, they will eat it up and you get the satisfaction knowing they are feeding their body with important nutrients to maintain their health and immunity through out the winter season. First take a look at the four main ingredients and the plethora of benefits this desert has. May I add that this desert can be whipped together in 3-5 minutes!! Allow to set over night and you have an incredibly healthy tasty treat. Hey you can even let the kids enjoy as a breakfast treat, it way healthier than commercial brand cereals!!

Pumpkins are loaded with vitamin A and fiber. Vitamin A is  is key for good vision, a healthy immune system, and cell growth

Coconut milk has many health benefits as it is a rich source of potassium, manganese, folate, calcium and selenium

Maintaining a diet high in plant-based foods has also been shown to support a healthycomplexion, increased energy, and overall lower weight.  Magnesium helps keep  blood pressure normal, bones strong, and the  heart rhythm steady. Selenium is an essential trace mineral important for cognitive function, a healthy immune system and fertility for both men and women. Health Benefits of Potassium. The health benefits of potassium include relief from stroke, blood pressure, heart and kidney disorders, anxiety and stress, as well as enhanced muscle strength, metabolism, water balance, electrolytic functions, and nervous system. Folate, early in pregnancy also reduces the risk of other health problems in the fetus, such as brain tumors, cardiovascular problems, poor nerve development, and limb deformities. It also seems to prevent cancer of the cervix.

Chia Buddin with Pumpkin

Buddin:
1/2cup(s), Organic Chia Seeds
13.5 oz(s),Coconut milk, canned
1/2 cup(s), Raw Organic Young Thai Coconut Water 2.00 tsp(s), Vanilla Extract
1/2 tsp(s), Sea Salt
2 tbsp(s), Coconut Sugar, Organic

Pumpkin topping:
1 container (1 4/5 cup (122g) ea.), 100% Pure Pumpkin (Vir) 2 tbsp(s), Coconut Sugar, Organic
1 tsp(s), Spices – Nutmeg, ground
1 tsp(s), Spices – Cinnamon, ground
1 tsp(s), Spices – Ginger, ground

INSTRUCTIONS
1. In a small bowl chia seeds, coconut milk, coconut water, vanilla and salt and mix until very well combined.
2. In separate bowl throughly mix all ingredients for pumpkin topping, refrigerate
3. Place in the refrigerator and allow to rest for at least 2 hours

Divide into 6 desert cups, Buddin, top with scoop of pumpkin and sprinkle with honey toasted walnuts or pecans— see recipe below

Honey Glazed Nuts
1 cup pecans or walnuts 1 tablespoon honey
1 teaspoon cinnamon

Drizzle with honey, bake at 375 degrees for 7 minutes, stir sprinkle ground cinnamon and continue to bake for 7 minutes. Remove and immediately spread on parchment paper allow to cool.

West Valley Market Report by City for November 2015

How’s the market, you ask? Well here is West valley Market report for Nov 2015. Listing Inventory levels continue to be low across the West Valley and Maricopa county. Average days on market sit for the West Valley cities are at 65 days. Two cities saw prices drop last month, Goodyear at -6.52 & Litchfield Park at -3.13 but over all still positive increases year to date. Low inventory levels in Avondale, at only 1.86 months & Glendale at 2.17 months have caused the demand levels to continue to drive their values up year to date. Glendale sitting at 13.14% increase over last year and Avondale with 11.50% increase over last year. Affordable housing in Buckeye has driven their market and they have seen the largest price increases this year and are up 16.84% over last year.

Christmas light tour

This year marked my families 9th annual Christmas light tour, it has become one of our favorite holiday traditions. We rent a limo bus, along with 40 of ourFam Pic closet friends and family. We view Christmas lights and tour homes decorated with Christmas cheer. Many of these homeowner’s start as early as July to bring us this Christmas spectacular. I would like to share with you some of our favorites homes on the tour, west valley to east valley. Don’t forget Glendale Glitters, street fair and over 1 million lights! On your way stop by 4237 W. State Ave. This has always been one of our favorites, this is a walk through tour and you will not believe you eyes.  From our family to yours, enjoy the tour and have a very Merry Christmas.

New Short Sale Seasoning Requirements for Conventional Loans

FNMA has confirmed the Short Sale Seasoning requirements will change from 2 years to 4 years effective Aug 16, 2014. Now would be a good time to contact those buyers currently on the fence with a Short Sale less than 4 years ago. It’s not too late for them to purchase, but we need to act FAST. All loans meeting the 2 years Short Sale requirement will need to have final loan approval by Aug 16, 2014.

Quick Reference Guide to Fannie Mae Short Sale/Foreclosure Policy:

Up until August 16, 2014:

Short Sale/Deed In Lieu – 80% LTV on purchase or rate and term after two years.

Short Sale/Deed In Lieu – 90% LTV on purchase or rate and term after four years.

Foreclosure – waiting period 7 years.

 

After August 16, 2014

Short Sale/Deed in Lieu -95% LTV on purchase or rate and term after four years.

Foreclosure – waiting period 7 years.
