Happy New Year 2016! Good News, the market is still moving along in a positive direction. Here is December’s West Valley Market Report as well as the final 2015 real estate numbers. December once again proved to be a great time to sell your home! The holiday season brought and increase in sales for Maricopa county up 4.7% over last year and finishing off the year with a 10% increase in properties sold.
Average sales prices continued upwards with most cities in the West Valley seeing increases, Surprise, Glendale and Avondale saw double digits increases for the year. Litchfield Park had a decrease in average sales price of -17.35% however held stability with a .98% increase year-to-date.
If your New Year resolution was to purchase a home, Litchfield Park, Buckeye Goodyear are trending with the highest inventory levels in the West Valley. What does that mean for a Buyer, inventory levels are teetering on a “flat” market, could mean more purchasing power for you with motivated sellers.
Thinking about selling, its a great time to list NOW before Spring when inventory levels historically increase where you could have more competing properties.
