HUD ANNOUNCES NEW FHA LOAN LIMITS TO TAKE EFFECT JANUARY 1ST

 

The Department of Housing and Urban Development (HUD) announced that it will implement new FHA single-family loan limits on January 1, 2014, as specified by the Housing and Economic Recovery Act of 2008 (HERA). Due to the expiration of the authority granted in the Consolidated and Further Continuing Appropriations Act of 2012 (Public Law 112-55), the calculation of FHA’s single family loan limits is altered, resulting in a decrease in the calculation of high cost area limits and the loan limit “ceiling” for case numbers assigned on or after January 1, 2014 through December 31, 2014. The expiring authority had required the maximum loan limits to be calculated as the higher of the limits established under section 203(b) of the NHA or the limits established under ESA (Public Law 110-185). ESA used higher multiples than the NHA in establishing limits in high cost areas (125 percent versus 115 percent) and in establishing the national FHA loan limit “ceiling” as a percentage of the conforming loan limit (175 percent versus 150 percent).

Maricopa County falls under the Low Cost Area “Floor” section, making the FHA Loan Limit $271,050. This is effective for all case numbers pulled on or after January 1, 2014.

My Bathroom Facelift

2When I moved into my new home, one of the first things on my list of “hate and gotta change it” was my master bathroom. As many of you can relate, other “have to fix” climbed to the top of the list leaving cosmetic fixes in the dark. Well nearly seven years later and I had finally decided to tackle the master bath. However budget playing a factor, I decided to see what I could do myself to give my bath a facelift, fresh look and with as little money as possible.
First things first, new lighting. Wanting to enhance the garden tub I started shopping for a small chandelier online. Fortunately I found some great deals at overstock.com regular price $199 on sale for $98 with free shipping. Great deal, but now what to do with those wretched Hollywood lights above the sinks, you know the one that builders seem to have a 30 year supply of. So shopping continued, to find vanity lights that would compliment the new chandelier. User friendly website that allows you to select vanity lights by color, number of lights & finishes, plus great prices lead me right back to overstock.com. After making my search selections it dint take me long to find the perfect lights. As with any Internet purchase, I quick searched amazon.com to ensure the lowest price… Wow, I discovered… homedepot.com had the same lights on sale for half the price of overstock.com. Free shipping? Score! Mission accomplished! Three vanity lights for $298.00.
Next, attack those ugly oak cabinets. After doing a lot of research on the Internet, I decided that for budgetary reasons, it made more sense to refinish than replace. Now the question remained, hire someone to refinish, refinish myself, or paint the cabinets myself. Since time was a big consideration, I decided on a newer DIY product. Rustoleum has a product line for refinishing cabinetry and with excellent reviews and low cost, it was a no brainier.
Once again scoring a sale at homedepot.com $49.00 per kit and free shipping I placed the order. I have to admit, it was a little scary, really hope I don’t destroy the cabinets and have to end up replacing all of them. So it did take me a few weeks after the kit arrived to build courage and read a few more blogs on the subject to have confidence to begin the project. Setting aside a 3 day weekend, I was ready to role.
Then I remembered item three on the “facelift wish list,” framing the contractor mirrors. With estimations on replacing the mirrors, totaling nearly $450, purchasing large already framed mirrors and hiring someone to repair the drywall from the black tar that the builder used a huge glob of the adhere them to the wall, this was not cost effective. So I began the journey to frame the existing mirrors. Keeping a few tips in mind, light weight, wood and flat surface, I found a simple chair rail at Home Depot. The total price for the wood and the mirror glue totaled $85.00 for two separate vanities thats $365 less, big savings.
Now I was ready to start the long awaited facelift project. The biggest thing I can say is that with the Rustelueom cabinet refinishing kit,  it was not easy, however no where near as hard as completely refinishing them, by stripping, sanding, staining. I will also say that I followed the directions to a tee, reading the written instructions and watching the instructional video several times as well as prior to each step.
I chose to stain the frame at the same time with the same espresso finish. I also decided to distress the finish to give the cabinets a worn look. The espresso finish was so warm and really gave new life to the boring oak cabinets. I decided to complete the facelift with new hardware. Staying with the finish of the new light fixtures, I found some great knobs and handles in stock at Lowes Home Improvement that cost only $85.00, they were like the cherry on top.
So for those of you non-mathematicians, total facelift was $615.00. Also keep in mind this is a double vanity bath, so smaller baths can have a luxurious look for even less. I am totally thrilled with the results and very excited to complete the rest of the bathrooms in my home. If your thinking about selling your home, this DIY project is also a great way to spruce up a worn or dated kitchen, low cost- high return.

New Trends in Housing

New trends:
The Jennifer Sanchez Team was out again recently previewing some of the new builders and we notice some really neat trends that I wanted to share with you.  The first one we started seeing a lot of was Mud Rooms. For those of you not familiar with what a Mud Room is, here is what we found.  Mud Rooms are very common in the northern states and were initially designed as a place to put your wet, muddy boots and winter coats so as not to track dirt through the house.  They typically have linoleum or tile flooring instead of carpet so that it’s easier to clean up any messes.  They usually have some sort of storage space for shoes, umbrellas, coats etc…  While we don’t think of Arizona as a wet/cold state I think Mud Rooms have their place here.  Just these past few days with all the rain, I’m wishing my home was equipped with a Mud Room.  I also think they are good for active families.  If you have kids who play sports, you know when they get done with practice or a game, their shoes/cleats are usually filled with grass and or mud.  I usually have them take their shoes off outside but they still seem to track dirt and grass throughout the house.  Another challenge I have is backpacks!  They always seem to end of strewn across the floor and I think a Mud Room would be a perfect place for them.  I’m sure you can think of many more uses for these rooms and I will definitely consider looking for a home that has one or can have one put in the next time I’m in the market!

The next trend we saw were homes with RV Gates that were in an Home Owner’s Association and the HOA actually allowed an RV to be parked there!  Personally, my husband and I have always talked about when we retire we want to have an RV and travel the country.  As a family we also like to camp and having an RV would be great, but as many of you know just because you have a home with an RV gate does not mean the Home Owner’s Association will allow you to park one there.  I never really understood this and was very happy to see the new builders realize this need and act on it.  I have done research and have found a few neighborhoods with and without HOAs that allow RV’s to be parked in the RV gate. Lastly, a big trend we saw were double master suites.  With the baby boomer generation getting older and the economy taking a hit we are seeing more and more of a need for multi-generational families needing to live together in the same home.  Instead of cramming your in-laws or parents in a little bedroom, why not look for a home that has two master suites?  Typically they are in 2-story homes, with one being on the main floor and one being upstairs.  I think this is a great trend and will make it more appealing and comfortable for everyone.

New FHA guidelines: You may not have to wait to repurchase 
 In case you haven’t heard, FHA has released some new guidelines to help homeowners who were adversely affected by the “recession”.  In the past borrowers who had a foreclosure, shortsale, or similar situation had to wait 3 years to purchase another home.  Now, in some cases, FHA is only requiring one year.  There is specific criteria that must be met, but this new guideline could open the door for more families to realize their dream of home ownership sooner.  FHA has recognized the hardships a lot of families faced and that their credit reports may not be telling the whole story.  This does not mean that if you were in over your head and got out that they will let you put yourself in that situation again.  They want to make sure you have recovered from your hardship and have demonstrated that you have taken the necessary steps to rebuild your credit and have adjusted to your current income levels.  They will also require you to complete housing counseling.  Housing counseling used to be for first time home buyers, but it is an important resource for not only first time home buyers but repeat home owners as well.  With all that being said, it is important that the consumer does their due diligence and educates themselves by using trusted professionals.  The Jennifer Sanchez team only works with the best and that includes our preferred lenders.  If you or anyone you know have been in this situation and you are wondering what to do next, please reach out and call us.  We will guide you in the right direction.  If you would like to read the FHA Mortgagee Letter you can get a copy by clicking on this link:

Home Maintenance Tips -Homemade Carpet Cleaner

As I prepare to assist clients in the sale of their homes, I’m constantly updating my “tips and tricks” list.  I found an amazing homemade carpet cleaner this weekend.  I found this savvy little tip on Pinterest; of course.  Instead of just pinning it, I have actually tried this and it works!  My lovely husband decided to give my three year old daughter chocolate ice cream and allowed her to take it upstairs to enjoy on our sand colored carpet.  This wasn’t his best move, but he’s charming so I’ll keep him around.  I’m sure you can imagine what happened next.  I’m left to figure out how to get chocolate out of our very light colored carpet.  Here’s the secret recipe: Dawn dish soap, vinegar, and peroxide.  I simply put about 2 Tablespoons  of dish soap in a small bowl, poured in about 1 cup of vinegar, then added a couple Tablespoons full of peroxide.  I know it’s not exactly scientific, but it works.  I think it would probably pack an even bigger punch if you heated the vinegar in the microwave for a couple minutes.  I simply poured a little of this mixture onto the spot and gently rubbed it in with my fingers.   I let it sit for about 15-20 minutes then blotted it up with a wash cloth.  Depending on how much the spot is saturated, you may need to rinse with a bit with warm water.  Voila!  Now my clients can easily spot clean their carpets in preparation for the flood of buyers that are about to walk into their blessed abode.  I hope you like it as well.  Look for my next blog about how to increase your curb appeal.  The average time a home sits on the market is increasing.  Don’t let your house become that statistic.  We will help you get your house sold in less time and for more money.  Call us today!
