How’s the Market? The month of August, along with July has traditionally been slower sales in the Phoenix area. Mainly due to the extreme temperatures, less visitors and most of the current population escaping to cooler temperatures causing less home buyers in the Valley. All West Valley cities saw a slight decrease in the number of sales in the month of August except Phoenix, Buckeye and Avondale, where these cities reported small increases. Avondale reported July sales of 129 and August sales of 134. Phoenix sold 1805 homes in July and 1821 in August. Buckeye selling 180 in July and 201 in August. The average price of the homes sold dropped in all cities except Surprise. As far as the Absorption Rate, all cities hanging tight in a seller’s market.
